Tips on Preventative Maintenance from Garage Door Contractor

Many of our Superior Garage Doors clients ask our garage door contractor how costly repairs can be prevented? This is what prompted us to write this simple but effective post on a few tips.

1. Look and Listen

One of the most important steps you can do is to observe your garage door in action every time it is in use. Check to see if it is still moving smoothly, or has it started to jam in places? Does it still operate silently, or has it started to make a grinding or scraping noise? Do both sides of the system still look symmetrical?

2. Tightening the Hardware

The average garage door gets used at least 1000 times every year, which is an impressive amount of movement and vibration, all of which can loosen the hardware. So make sure you examine and tighten all the roller brackets and bolts using a socket wrench.

3. Testing Garage Door Balance

When your garage door is not balanced properly, it does have to work all the harder, and will not last as long. Once you have removed the opener by pulling the release handle, try to move the door to about halfway up manually. When it fails to stay in place, the counterweight system is not balanced. Garage door spring adjustment should be left to a professional garage door contractor.

4. Inspect and Replace Rollers

The garage door rollers, whether they are steel or nylon, have to be checked at least twice every year and replaced after seven years or so, and even sooner if you open and close your garage door several times a day. Any worn chipped or cracked rollers must be replaced immediately. You could do this by simply removing and reinstalling any roller brackets which are not directly attached to the cable system.

5. Replacing Weather Stripping

If you find that the rubber weather seal strip on the bottom of your garage is either cracked or brittle, replace it immediately, as this is what keeps the elements out of your home.
